Agreement preview
Review the service terms before applying. This preview is not a signed agreement. After Alex reviews your deal and speaks with you, you will receive a deal-specific agreement identifying the parties, property, selected service, and permitted work.
- Full Managed Dispo: 50% of the gross assignment fee to OBL and 50% to the wholesaler. Buyer Introduction Only: 25% to OBL and 75% to the wholesaler.
- No upfront fees. OBL covers its own costs and only gets paid when the deal successfully closes, directly by the closing company or attorney.
- Both options are nonexclusive. You may continue marketing the property. No OBL fee applies if you independently find your own buyer.
- If this deal closes with a buyer OBL introduced, the agreed split still applies even if you cancel the service. Introductions are recorded and you can flag buyers you already know for review.
- A new signed 50/50 agreement is required before OBL takes on negotiation or closing coordination for an introduction-only case.
- Applying requests a review. Marketing and introductions begin after acceptance and execution of the deal-specific agreement. No buyer, offer or closing is guaranteed.
Your property and your decisions
The signed agreement defines marketing permissions and negotiating authority. You retain final transaction decisions unless expressly authorized in that agreement. Your contract and contact information stay private in the application. The service does not change your marketplace visibility automatically.
Review, signing, and closing
We retain your agreement versions, buyer introductions, existing-buyer flags, and case history. A cancellation ends future service work; the agreed fee remains payable if this deal closes with an OBL-introduced buyer. The closing company or attorney pays OBL directly at a successful closing.
